Why Can't Property Management Companies Do What 
Island BNBs Does for FREE, too?

This is probably the number one question we get from Landlords.  Why can't a Property Management Company do what Island BNBs does for free, too?  The answer is fairly simple.  They wouldn't make any money.  The only source of income a Property Management Company deals with is you and your tenants.  Therefore, if they are going to make any money, it's going to have to come from one of those two sources.  We, on the other hand, have other sources of income.  Our sheer volume, systems, and processes allow you to keep 100% of your rental income...and then some.  A typical Property Management Company (PMC) charges between 8-12%.  That means a monthly rent of $1200 loses $100-$150 plus more because of fees and added expenses.  You know - those little extras that really add up each and every month.  Do you need to have a maintenance man change an air filter?  There's an additional charge for that.  Fix a leak in the toilet?  There's a fee for that.  All these charges have to go back to you with a PMC because there's no other source of income.  We changed that.  We take on similar responsibilities of a PMC and we don't have to charge you because we have other sources of income.  Plus, we are a business.  These charges are legitimate expenses for us.  So, don't worry.  We've got you covered!  Because of what we do and the volume in which we do it, we even cover costs like your property's insurance for you, saving you hundreds of dollars per year.  So, you'll keep 100% of your rent AND you'll save hundreds more a year, too.

  •  HOA Restrictions: Does it have an HOA and do they allow STRs?
  •  Location: Is it convenient or a destination location?
  •  Condition: How ready to rent is it?
First and foremost, we have to make sure your HOA allows us to do what we do.  Next, we look at location for ease of transportation to hospitals, colleges & university campuses, theme parks, and airports - things like that. We also must be aware of the distance to surrounding amenities, like restaurants and shopping. A good rule of thumb is the number of nearby hotels in the area unless your property is the destination itself. Next, the property has to be in good shape. Although we have done some minor cosmetic work and repairs for discounts, we don't usually do fixer-uppers. We like to rent when it's ready to go. We like it even better if it's already furnished.
